Innovation and speed combined
The Brico Plan-It Ghent construction was an opportunity for MSB to demonstrate our expertise to the fullest. Not only because of the size of the project, no less than 13,000 m² of roof and 5,000 m² of facade cladding, but especially because of the innovative choice of materials. This was the very first time that these facade cassettes were used in Belgium. This not only gave Brico Plan-It a new look, but also a unique facade that still stands out in the street scene today.
The technical approach
The facade consists of aerated concrete panels, on which continuous insulation has been applied. A hook-on system for the cassettes was mounted on top of this insulation, from which the cassettes themselves were later hung. The roof consists of wooden trusses, on which we mounted the steel deck plates. Above this came insulation, roof sealing and a green roof.
What made this project special is that the facade cassettes have a dynamic color effect. Depending on the incidence of sunlight and the direction of view, the facade changes from a bluish tint to a grayer, or even pinkish appearance. This effect is created by the special coating that was applied to the panels. As a result, the facade has an ever-changing appearance, which gives the store a modern and innovative appearance.

Challenges and solutions
The round shapes in the architecture made the project extra challenging. Where standard panels are straight and repetitive, these shapes required customization and precision. Thanks to our experienced engineering office, we were able to draw and simulate all details in advance, so that the installation teams on site knew exactly what to do.
In addition, this material was installed on the Belgian market for the first time. This required additional consultation with the manufacturer to ensure that the installation method was correct and durable. Thanks to this close collaboration, the project was not only completed successfully, but also became a reference for future applications in Belgium.
Tight timing
Speed was crucial for the customer. The store had to be ready as quickly as possible. That achievement was possible thanks to:
